We close with seller (A-B transaction) and re-sell to end buyer (B-C transaction). Our investor’s funds are used to buy the house (A-B transaction). The end buyer is pre-qualified and pre-approved for purchase of the house through our loan programs or through their own sources. ALL end buyers are considered regardless of credit history. They must have a minimum of 3-10% down payment. The end buyer closes on the home in a separate transaction (B-C transaction). ALL cost listed on HUD-1's. Net Profits split distributed to partner.
