You see, when you have plenty of time on your hands to wait for a perfect buyer, your home and yard are beautiful, you're prepared to keep the home in the immaculate condition "ready to show" to any prospect who wants to see it at any time during the week and on the weekends.....well then a Realtor could eventually find you that buyer and help you sell your home.
If, however, your home needs some spruce up that you can't afford or don't care to complete, you can't keep it nice and tidy while you're at work or having friends over, or playing with your kids, if the time is working against you for whatever reason.... then a Realtor may NOT be effective in helping you sell your home.
You see, when a real estate agent signs a listing agreement on your property with you and puts into into the Multiple Listing Service database along with other homes ---- he/she doesn't have the obligation to sell the home for you.
They have the right to tie up your home for a period of up to several months and TRY TO FIND A BUYER. If they're successful, your home is sold and they'll earn a commission. If they're not.... tough luck.
You'll have to keep reducing your price, keep renewing your listing agreements, keep hopping that there might be a buyer for your home out there somewhere......
