 Just think for a moment what would happen to your telephone if you used the words “owner financing” in your ads or website, or put out a sign in your yard that said “Owner Financing”. Think your phone would ring? You bet it would. You would get more potential buyers than you could use.

But, why would you want to sell your home using owner financing? Well, you wouldn’t, but private investor will do the financing for you. You still get your money at closing, in as little as three weeks.

Here is how the program works. You will run ads using the words “Owner Financing” in them. People will call you and ask you about the program. Here is a sample ad:

Basically, you tell them that they may be able to purchase the home without qualifying for a traditional mortgage from a bank. Let them know that you work with private investors who have less stringent requirements than do banks. Get them in to see your home. Have them contact us if they are interested in your place.  We will then see what they qualify for. If they qualify for any of our traditional mortgages, we will advise your buyer of that fact. If not, we will see what form of owner financing they qualify for. You can accept or reject any offer it does not meet your terms!

What will happen at closing is that you will have the private mortgage that is created cashed out, meaning you get your money, discounted by about 10 to 13%. While this may not be what you are expecting, remember, you are in most cases NOT making price concessions to the buyer, which can easily equal 6% to 8% of your selling price. You are getting full-price offers and fast closing. In some cases, the buyer only needs 5% down.  If the buyer qualifies for any of our traditional programs, you get your 100% funding with no discount. The trick is that by advertising “Owner Financing”, you will get more calls than you are getting now.
