Here is what we do:
We buy houses from banks, cheap, for 50% - 70% of value
We then sell it to one of our cash buyers
Because the title company won’t allow us to buy and sell on
the same day, we have to first close with the bank and then
3-7 days later, turn around and sell it to our buyer.
The term of your loan will be 2% for 30 days but most of the
time, we will cash you out in about 3-7 days. This means that
if we use your money for just once per month, you’d get 24%
for the year. And if we use your money twice per month, you’d
get 48% for the year.
Your money is safe because we will not close on the deal
unless we have a contract to sell it to our buyer first.
The Loan Process:
We will provide you with a Comparative Market Analysis report on the property
We will provide you with a detailed repair list and pictures
We will provide you a copy of the contract between Us and the
Bank (recommended: as well as the contract between Us
and the Buyer)
At closing, we’ll pay for the attorney’s document charges
including the Deed of Trust (or Mortgage), Promissory Note
and other appropriate documents to be filed with the county.
You will get a first lien position.
We will also provide title insurance
